Point Cloud to BIM

From E57 scan data to a clean, measurable LOD 300 model — delivered as IFC, with the floor plans, sections and site drawings produced from it.

Est. 2008 Modelled in ArchiCAD · delivered as IFC Payment after delivery

Scan Data In, a Model You Can Design From Out

We convert laser scan data into accurate as-built models for renovation, refurbishment and documentation projects. You send the scans; we return a structured model together with the 2D drawings produced from it.

We have worked this way since 2008, mostly alongside surveying and architectural practices who scan on site and need the modelling done properly afterwards.

Modelled, not traced
Every wall, slab, roof, column, beam, opening and stair is a real, measurable element in its correct position — not a surface approximation drawn over the point cloud.
Scope confirmed before quoting
The scans are reviewed first. Gaps, occluded areas and registration problems are flagged before modelling starts, not after the invoice.
What You Receive

Every project includes

3D BIM Model — LOD 300
Walls, slabs, roofs, columns, beams, openings and stairs modelled as individual, measurable elements, each with its real geometry and position.
IFC File
Exported as IFC for use in ArchiCAD, Revit and any other IFC-capable software, so the model stays usable whatever your team works in.
Floor Plans
Drawn directly from the model, so the drawings and the model always agree. Supplied as PDF and DWG or ArchiCAD source.
Sections & Elevations
Cut from the same model at the positions you need, with consistent levels and dimensions throughout.
Site & Landscape Plan
Terrain, levels, surfaces and surrounding context, where the scan data covers them.
Situation Plan
The building shown in its plot and immediate surroundings, prepared to the agreed drawing scope.
How It Works

From E57 Files to Finished Model in 4 Steps

01
You Send the Scans
E57 files, by any transfer service you prefer. Tell us which parts of the building matter and what level of detail you need.
02
We Confirm Scope and Price
A fixed price and a delivery date before any work starts. If the scan data has gaps or problem areas, we flag them then rather than later.
03
We Model
The point cloud is registered and cleaned, then modelled element by element in ArchiCAD to the agreed level of detail.
04
You Receive the Files
IFC, the native model and the drawings. Revisions within the agreed scope are included.
Model Quality

What Separates a Usable Model From a Pretty One

A scan-to-BIM model earns its cost when the next person can design, schedule and detail from it without re-measuring anything.

Common Project Risks
  • ✕
    Surfaces Instead of Elements

A model traced as flat surfaces looks correct on screen but carries no wall thickness, no openings and nothing to schedule or dimension from.

  • ✕
    Scan Gaps Discovered Late

Occluded corners, missing storeys and poorly registered scans turn into assumptions nobody recorded, found only when construction starts.

  • ✕
Drawings That Drift From the Model

When plans are drawn separately from the model, the two stop agreeing after the first revision.

The CasStudio Process
  • ✓
    Real Elements at LOD 300

Walls, slabs, beams, openings and stairs are modelled as building elements with thickness, position and geometry taken from the scan.

  • ✓
    Scans Reviewed Before Quoting

Problem areas are identified and reported before modelling begins, so you can decide whether to rescan or accept a recorded assumption.

  • ✓
    Drawings Generated From the Model

Plans, sections and site drawings are cut from the same model, so a change in one is a change in all of them.

Typical Projects

What We Model From Scan Data

Houses & Apartment Buildings
Full as-built models with floor plans, sections and elevations for renovation and extension projects.
Timber Structures & Barns
Exposed beam frames where each post, beam, rafter and brace is modelled as a separate element.
Building Services & Pipe Runs
Pipe and services layouts with diameters and routing taken directly from the scan.
Pricing

Fixed-price. Direct from studio. No agency markup.

From €450 for a house-sized model

The exact price is confirmed once we have seen the scans and agreed what needs modelling. CasStudio operates from its own studio in Skopje — no local office rent, no agency layers, no project managers between you and the work. Typical delivery is four to five working days for a house-sized model, counted from the day the scans arrive.

Send Your Scans for a Fixed Quote

All fees are fixed per project — not hourly. Prices exclude VAT. Payment after delivery.

FAQ

Questions we hear every week

We work from E57 point cloud files, sent through any transfer service you prefer. If your scans are in a different format, send a sample file and we will confirm whether we can work with it before you commit.
Walls, slabs, roofs, columns, beams, openings and stairs are modelled as individual, measurable elements with their real geometry and position, rather than as a surface approximation traced over the scan.
Models are built in ArchiCAD and delivered as IFC, so they open in Revit and any other IFC-capable software. The native ArchiCAD file can be supplied as well.
Typically four to five working days for a house-sized model, counted from the day the scans arrive. Larger buildings or higher detail levels are confirmed case by case before work starts.
Gaps, occluded areas and registration problems are flagged when we review the scans, before modelling begins, so that you can decide whether to rescan or accept an assumption recorded in the model.
After delivery. The price and delivery date are fixed and agreed before any work starts.
