Under the ADG (applied through the Housing SEPP), residential apartment buildings must meet the following at the winter solstice (21 June):

  • 70% of apartments must receive at least 2 hours of direct sunlight to living areas between 9am and 3pm
  • Solar access to private open space must also be demonstrated
  • Impact on solar access to adjoining properties must be assessed
  • Individual councils may impose stricter requirements in their DCP

  • No explicit compliance statement

  • Wrong reference date or assessment window

    NSW requires the winter solstice (21 June). VIC requires the equinox (22 September). Using the wrong date invalidates the entire assessment and triggers a full resubmission.

  • Adjoining properties not modelled

    ADG and ResCode B21 both require impact on adjoining properties to be assessed. Assessments modelling only the proposed building are routinely returned by council assessment officers.

What files do I need to provide?

Architectural drawings (DWG, PDF or ArchiCAD preferred), a registered survey for true north and boundaries, and the council name or DA reference. For apartment developments, floor plans for all levels and a massing model. IFC and Revit files also accepted.

Is GST charged on invoices?
